How SBA 7(a) Loans Work
Who approves the loan
The SBA guarantees a share of the loan but does not lend the money directly. An SBA-approved bank, credit union, or non-bank lender funds and services the loan.
What you can use it for
Working capital, equipment, inventory, business acquisition, and owner-occupied commercial real estate. Terms run up to 10 years for working capital and 25 years for real estate.
Why the guarantee matters
Because the SBA backs part of the loan, lenders can offer longer terms and lower down payments than many conventional small-business loans — but you still repay the full amount.

SBA 7(a) Loan FAQs
The 7(a) loan is the SBA's most common small-business loan program. The U.S. Small Business Administration guarantees a portion of the loan (so lenders take less risk), and an SBA-approved lender provides the funds. It can be used for working capital, equipment, inventory, and commercial real estate.
The maximum SBA 7(a) loan is $5,000,000. The amount you qualify for depends on your business cash flow, credit, and ability to repay. Most small businesses borrow well under the maximum.
SBA 7(a) rates are set by the lender and are usually tied to the prime rate plus a spread. Variable rates adjust with prime; fixed rates are also available. The estimate here uses 11.5% as a typical 2026 figure — your actual rate depends on your credit and the lender.
The SBA charges lenders a one-time guarantee fee on most 7(a) loans, which is usually passed to the borrower: 0% for loans of $150,000 or less, 3% of the guaranteed portion for loans up to $700,000, and 3.5% above that. This calculator estimates that fee so you can see the full cost.
